Dealing with the passing of a loved one is hard enough without the added stress of legal and property matters. If you’ve been appointed as the executor of an estate — or are supporting someone who has — you may now be responsible for selling a property.
At Coats & Hall, we guide you through this process with sensitivity, speed, and complete professionalism. We’ve helped many families across Glasgow, Lanarkshire, Renfrewshire, Ayrshire and Dunbartonshire sell homes as part of executory estates — and we’re here to help you too.
When someone passes away, their property may need to be sold as part of the estate. This is known as an executory sale. The executor (named in the Will or appointed by the court) is responsible for organising this.
Did you know? In Scotland, the estate can’t be finalised until Confirmation is granted (the Scottish equivalent of Probate in England & Wales). This can delay or complicate the timing of a property sale — unless you’re working with a team who understands the legal process.
We offer a complete, hands-on service designed to reduce stress and simplify the process.
Free Professional Valuation – Realistic market valuation to help with Confirmation.
Expert Marketing – Listings with photography, floorplans, and online exposure.
Trusted Local Network – We liaise with solicitors and executors directly.
Discreet, Compassionate Service – We always act with sensitivity and respect.
Prompt Sales & Regular Updates – We keep you in the loop and act swiftly.
At Coats & Hall, we’re known for our transparent communication, local expertise, and efficient sales process. When it comes to executory cases, our clients especially value our calm and compassionate approach.
Do I need Confirmation before putting the property on the market?
Not necessarily. You can usually market the property before Confirmation is granted, but the sale can’t be completed until it is. We’ll guide you through this timing.
Who pays for the estate agent?
The estate agent’s fees are usually paid from the proceeds of the sale as part of the estate costs.
Can multiple executors act together?
Yes. We’re happy to work with multiple executors and ensure everyone stays informed.
What happens if there’s no Will?
The estate is treated as intestate. An executor must be appointed by the court. We can assist with this too.
If you’re navigating an executory case and unsure where to begin with selling a property, we’re here to help.
